About the project

The fundamental urban concept of the Vivus Golf Resort is the arrangement of buildings that allows for a compact layout of the complex. It consists of nine residential buildings with two to six above-ground floors, offering apartments ranging from studios (1+kk) to four-room units (4+kk), with the top floor always set back. The entire complex is richly landscaped with greenery, which emphasizes the premium quality of the Vivus Golf Resort project. The buildings are connected by a shared underground level, which serves, among other things, for parking, technical facilities, and storage rooms. The internal roads within the complex are primarily intended for pedestrians, ensuring that life in the apartments is not disturbed by car traffic.

 

Location

The new Vivus Golf Resort residential complex is situated in the heart of one of Prague’s greenest areas. The apartments of Vivus Golf Resort are located in the immediate vicinity of the main Vltava River cycling path, a golf course, a tennis club, and other sports facilities.

The location of Vivus Golf Resort in Prague 4 will be appreciated not only by sports enthusiasts, thanks to the abundance of opportunities for active recreation in the surrounding area. The Golf & Country Club Hodkovičky is located right next to the project. The unique Vltava cycling path A2, which runs right by the complex, needs little introduction. The nearby Hamr sports complex offers several tennis courts, an artificial-turf football pitch, beach volleyball courts, and clay courts for volleyball and foot tennis. The new multi-purpose sports hall also features badminton courts and excellent facilities for floorball and futsal.

Families with children will appreciate the nearby bus stop, from which a short three-minute ride takes them almost to the doors of Jitřní Elementary School. At the same time, Vivus Golf Resort offers excellent transport connections from Prague 4 to the city center (the public transport stop is just a one-minute walk away), as well as quick access to Jižní spojka (a two-minute drive) and further to the Prague Ring Road and the connecting motorway network.

Schedule

Preparatory work began in spring 2021, with the actual construction starting in summer of the same year. A year later, the structural framework of the entire complex was completed, and by the end of 2023, the project had been officially approved for use. The first apartments began to be handed over in early 2024.


In September 2021, work on the underground level was practically completed.


By the beginning of 2022, the outlines of most of the complex were already visible.


At the turn of years 2022 and 2023, the structural frameworks of all buildings were already standing.


By the end of summer 2023, landscaping work around the buildings was in full swing.  

 

Standards

High standards are reflected throughout the entire Vivus Golf Resort complex—from the cultivation of semi-public spaces and mature landscaping to the finishing of individual apartments. All apartments have been completed to a low-energy standard with an Energy Performance Certificate rating of B – Very Efficient. The interiors feature underfloor convectors for heating, wooden flooring, and triple-glazed insulated windows. In addition, the standard window equipment includes exterior aluminum blinds for shading.
